This multi-phase campus improvement program enhances resident experience through a 5,000-SF amenity space, a 15,000-SF lobby renovation, exterior connectivity improvements, and vital infrastructure upgrades, all delivered on an active and occupied senior living campus. Through careful planning, technical precision, and close coordination with campus staff, the project positions the community for future growth while minimizing disruption to residents.

Amenity Space: Where Residents Can Gather

The latest phase is the construction of the centrally-located amenity space that serves as a warm, hospitality-inspired hub for residents. The design creates flexible gathering zones for programs, casual interaction, and quiet respite, all with intuitive signage and guidance, and a comfortable, residential feel. The amenity space is strategically linked to adjacent buildings, improving everyday convenience and encouraging engagement across the campus.

Reimagined Lobby Space

The lobby renovation transforms the primary arrival into a welcoming, expanded gathering space that better reflects the community’s identity. By adding usable square footage and reorganizing circulation, the refreshed lobby creates a clear, inviting welcome for residents, families, and guests. High levels of coordination with staff ensured work progressed safely and efficiently within this high-traffic environment.

Exterior Connectivity and Campus Identity

The first phase focused on exteriors, introducing a covered corridor that connects three buildings and significantly improves all-weather access for residents and staff. Aging balconies were replaced with durable timber and stone elements. At the request of the residents, openings were created between adjacent balconies to facilitate communication between neighbors. The result is a cohesive community that supports mobility and comfort in all seasons.

Infrastructure Upgrade: Chiller & Power Resiliency

A critical central plant phase replaced an aging chiller and reworked power distribution serving three residential buildings and one amenity space. The team navigated 30-year-old drawings to locate existing lines, relocated a transformer, and rerouted power under tight seasonal constraints. Work was executed during a summer heat wave, with temporary generator power maintaining cooling and essential services while final connections were completed. The transition from temporary to permanent power was flawless, ensuring uninterrupted comfort and securing the community’s power and cooling capacity for years to come.
