The Space
Square Footage 1.3 Million
Location North Carolina & Oklahoma
For more than a decade, Choate has partnered with The Greenheck Group to deliver world-class manufacturing facilities across the Southeast and Midwest. Our work now totals over 2 million square feet of production, distribution, and office space across North Carolina, Oklahoma, and Tennessee, with each campus tailored to Greenheck’s rapid growth and specialized equipment needs.

Proven Partnership

Across these projects, Choate has delivered tilt-wall, insulated precast, and steel facilities, heavy sitework, infrastructure, core/shell and interior upfits, and specialized MEP/process integration. Choate has also executed closely coordinated master phased buildouts of campus construction and close quarters building expansions, all while keeping Greenheck’s operations running without a single second of lost manufacturing time.

Choate has completed both design-build projects and traditionally designed facilities for Greenheck. Regardless of delivery method, the team’s role and responsibility remain consistent. Whether leading the design process or collaborating with an external design partner, Choate maintains the same hands-on approach and commitment to quality. The team leverages experience and lessons learned from each project to ensure details are thoughtfully integrated into the plans, supporting cost, schedule, and constructability goals from day one.

Choate’s coordination extends beyond construction to include Greenheck’s plant management teams and equipment vendors, ensuring all infrastructure — including power, water, gas, and sewer — is fully aligned for seamless plant startup. Engaging as early as the permitting phase, Choate works alongside Greenheck to develop occupancy strategies that streamline commissioning and accelerate production readiness.

Knoxville Campus – Currently In Progress

Greenheck’s newest addition in Knoxville, TN adds two 200,000-SF manufacturing buildings and a 56,000-SF corporate office to its national network. Designed to support next-generation air movement, control, and conditioning products, the campus will be among Greenheck’s most advanced facilities.

Key Features

  • State-of-the-art automation: automated storage and retrieval systems, automated powder painting lines, and AGVs for raw and finished goods staging and thousands of precision located service connections
  • Corporate presence: a 56,000-SF office supporting engineering, sales, and administration
  • Infrastructure investment: robust utilities, paving, storm systems, and site development to position the campus for long-term expansion

Results That Matter

This partnership has consistently delivered measurable outcomes:

  • Advanced process integration, including automated material handling and psychrometric testing labs
  • Aggressive schedules with projects completed in as little as eight months
  • Zero downtime, with construction executed while maintaining production
  • Future-ready campuses, master planned to support long-term growth

The new Knoxville campus builds on these results, continuing a record of collaboration that positions Greenheck to expand its leadership in advanced manufacturing.

With each project, Choate and Greenheck strengthen a partnership built on trust, performance, and innovation. The Knoxville campus represents not only another milestone, but also the next step in a shared vision to advance manufacturing in the Southeast and beyond.
