The Space
Square Footage 300,000
Location Midway, GA
Seohan Group, headquartered in South Korea with production facilities globally, expands its production footprint with a 300,000-SF auto parts manufacturing facility. Strategically located near Hyundai Motor Group Metaplant America (HMGMA), the largest economic development project in Georgia’s history, Seohan Auto Georgia will produce H/shafts, axles, and brake systems for OEMs, primarily focused on serving HMGMA as a Tier-1 supplier. The design-build project included 88,000 SF of manufacturing and production space, 152,000 SF of distribution and warehouse space, a 15,000-SF paint shop, and 33,000 SF of office space.

Constructing for Expansion

Sitting on a 64-acre property, Seohan Auto Georgia was designed and built to be expanded. Starting with an extensive site work package, the construction team conducted mass grading onsite, added five retention ponds, as well as concrete paving for the loading dock and truck court, asphalt parking lots, a fire road loop, and landscaping.

As Seohan continues to grow, the site can facilitate expansion of the manufacturing plant by 300,000 SF. Additionally, the facility includes two 3,000-amp main distribution panel and a robust fire loop system to support the current building and future expansion.

Blending Manufacturing Areas with a Sleek Office Space

Manufacturing facility staff and visitors are greeted by a two-story open-concept lobby with an eye-catching glass staircase. The spacious office area includes two multi-function conference rooms, open office spaces, a cafeteria, bathrooms, and locker rooms.

Also featured in this space is a server room with a raised access floor and two independent, dedicated cooling systems, training rooms, and a QC lab.

Technical Construction for an Advanced Production Space

Additional features of this manufacturing project’s construction include six production lines — two for fabrication and four for assembly — as well as seven loading docks for the company’s fleet of vehicles. The project team also constructed racking systems with full automated picking systems, dedicated electrical circuits for charging EV forklifts and tuggers, and an Early Suppression Fast Response (ESFR) fire sprinkler system with a dedicated transformer for the fire pump.

To ensure Seohan’s production operations run efficiently and are well supported, a gas generator was installed to serve as a back-up for emergency systems. The team also constructed a processed water system for cooling and cleaning all products and equipment, as well as a compressed air system to service the production lines and paint shop.
