Located within the largest research and technology park in the country, the Research Triangle Park (RTP) is a global conglomeration of science, technology, and industry. This epicenter of innovation was known as a place to work for thousands of people in the surrounding communities; however, places to gather and socialize, green spaces for activities, and places to live were only available outside of the RTP. In an effort to shift the dynamic of the area, WhitePoint Partners set out to create Hub RTP – a 100-acre development that draws business, hospitality, retail, and multi-family developments to this region. Choate was selected to deliver Horseshoe at Hub RTP, a flagship project at the heart of Hub RTP. This mixed-use project is designed to attract and retain top-tier talent and invite community members to enjoy the Research Triangle Park’s natural surroundings.

Multi-Faceted, Mixed-Use Construction

Office and Retail
Horseshoe at Hub RTP consists of two, one-story pavilions featuring 13,000 SF of restaurant and retail space, flanking a five-story office-over-retail mid-rise tower. The focal point of the horseshoe-shaped development, the 155,000-SF office tower, also provides space for retail on the ground floor below four floors of Class A office space. Through the thorough design of the architectural partner, a raised decorative screening was constructed at the top of the office building to obscure rooftop mechanical equipment and provide a clean, sophisticated aesthetic to the Horseshoe space.

The core and shell of these office and retail buildings consists of structural steel and concrete with a masonry and storefront exterior. The lobby’s interiors feature antique décor, locally sourced brick, and custom woodwork, with a connecting Paso walkway featuring a wood-paneled ceiling, custom pavers, and specialty lighting.

At the center of Horseshoe the team constructed a large, terraced courtyard with multiple seating areas, sun shade sails, and firepits. Together with the surrounding buildings, this space forms a “U” shape, inspiring the name “Horseshoe.” Adding vibrancy to this “Downtown” destination are striking outdoor murals crafted by local artisans.

Parking Deck
The 315,000-SF, multipurpose, precast parking deck with metal panels, offering visitors more than 1,000 parking spaces. A flat metal panel constructed on the exterior wall of the garage that faces the community areas provides the ideal space to project a movie or for well-placed advertising.

Safety

As the progress of this project occurred simultaneously with other elements of the Hub RTP development, open lines of consistent communication between fellow contractors, trade partners, and ownership were essential to a successful, safe delivery.

This project is designated as a NC Department of Labor Carolina Building Star project, a designation and partnership awarded to proactive contractors who uphold the highest standard of safety.
