Choate’s project team transformed an existing Lexus dealership through a two-phased construction approach to create a modern, standout, architectural beacon for repeat-client Johnson Automotive. Interior renovations include a new MEP system, revised wall layouts, custom millwork, polished concrete floors, updated ceilings, and interior glazing to achieve a sleek finish that brings this building into modern design. On the exterior, the project team introduced more glass, lighting, and custom metallic panels to enhance the structure’s design and differentiate the dealership from others on the busy automotive corridor.

Virtual Construction Technology Optimizes Space

Using laser scans from Choate’s VirtualWorks department, the team identified potential challenges posed by the complex structural integration of two different building styles.

With these BIM insights, the team worked with design partners to optimize the facility’s current design and convert this space into a secondary service area. The model provided a clear path to maximizing the ceiling heights and visibility into the reinforcement needed to accommodate the second-floor lifts directly overhead, accurately mapping the fluid, air, and piping needed for the lifts to function.

Proactive Planning and Collaboration to Maintain Design Intent

During the preconstruction phase, the team identified the need to reassess the constructability of the “Blade Wall” sign, a key architectural component originally designed to tie into the building. As the existing structure was not rated to support the weight of the sign and carried the potential to compromise the stability of the building, the team proposed a stand-alone solution that preserved the design intent while protecting the integrity of the structure.

Combining an existing conventional building with this pre-engineered metal structure required detailed field measurements and meticulous planning to ensure seamless integration. Unlike the straightforward process of connecting two conventional structures, merging these two different types of materials into one building presented a unique challenge.

Through their proactivity and creativity in deciding to build the Blade Wall as a standalone feature, the team was able to collaborate with design partners to maintain the client’s vision for the space while providing time and cost savings. Today, the feature stands as a striking, distinguishing landmark for the modern, high-end dealership.
