Charleston, SC – Choate Construction Company announces the successful completion of Palmetto Logistics Center, a milestone in the Charleston industrial real estate market as the largest speculative distribution and warehouse facility in the area. Choate Construction partnered with LS3P Associates to construct this 1.32M-SF facility for Dalfen Industrial, complete with 40-foot clear heights, a 185-foot truck court, 125 dock-high doors, drive-in doors, and ample parking for staff.

As South Carolina has been named the top state for manufacturing for the last three years, Palmetto Logistics’ offers a prime location in North Charleston, with immediate access to the I-26 corridor, which runs south to the Port of Charleston and north to Greenville-Spartanburg. It is the closest industrial site in the city to the Port (15-minute drive) and is just 2.5 miles from the Charleston International Airport, further enhancing its accessibility and strengthening Charleston’s position as a logistics and distribution hub for the Southeast.
Despite above-average rainfall and adverse weather conditions throughout the build, the project team maintained the 16-month schedule for the 10-acre disturbed site. The ability to adapt, reinforced by the use of an onsite batch plant, allowed the team to deliver high-quality results under challenging conditions.
